Dunwoody's City Council will weigh two major land-use decisions at its Oct. 13 meeting. A rezoning request for Block 6 of the $2 billion High Street development and the Georgetown Small Area Plan top the agenda.

The meeting begins at 6 p.m. at Dunwoody City Hall, 4800 Ashford Dunwoody Road. It was moved from Monday, Oct. 12, because of the Columbus Day holiday.

High Street Block 6 rezoning

The council will hold a first reading of rezoning application RZ 26-04, filed by High Street Development, LLC. The request would change the approved site plan and mix of uses for a 3-acre block at the corner of Perimeter Center Parkway and Hammond Drive.

Developer GID Development Group wants to replace a previously planned residential building with ground-level retail with three new buildings for retail, restaurant and office tenants, the Atlanta Business Chronicle reported in July. The applicant says the change responds to market demand.

The Dunwoody Planning Commission unanimously approved the request on Sept. 8, according to Citizen Portal. Commissioners accepted staff design conditions but directed the applicant to refine language on a contested floating easement and a loading requirement.

Because Tuesday's hearing is a first reading, a final vote would come at a later council meeting.

High Street spans 36 acres and is zoned for up to 3,000 residential units over the long term, according to the city's economic development page. Phase 1, completed in late 2024, includes 150,000 square feet of retail and restaurants, 600 apartments and 90,000 square feet of office space. Phase 2 is underway.

Georgetown Small Area Plan

The council will also take up the 2026 Georgetown Small Area Plan, a framework for redevelopment in the commercial area bounded by Chamblee-Dunwoody Road, Cotillion Drive, Peachford Road and Brook Run Park.

The Dunwoody Community Development Department created the plan with Atlanta-based firms TSW and Kimley-Horn over six months, drawing on a January open house and online input from about 400 residents, Appen Media reported.

The plan identifies four redevelopment sites. Dunwoody Park, a 15.5-acre office area along Cotillion Drive, is called the most impactful. The draft envisions small-lot houses, townhomes and plexes around new green spaces and three new streets.

Other sites include Dunwoody Green, a 2.35-acre vacant parcel at North Shallowford Road and Dunwoody Park where 15 small-lot houses and small-scale retail are proposed, and an aging 1968 shopping center at 4511 Chamblee Dunwoody Road slated for mixed-use development. The plan also calls for intersection upgrades at Chamblee Dunwoody Road/Peeler Road/North Shallowford Road and at Dunwoody Park and Dunwoody Park South.

Community Development Director Richard McLeod confirmed at the council's July 27 meeting that "the Georgetown Small Area Plan does not include rezoning the school property," Appen Media reported. The former Chamblee Middle School site at 4680 Chamblee Dunwoody Road remains owned by the DeKalb County School District, which has no plans to sell.

It is unclear whether Tuesday's action on the Georgetown plan is a final adoption vote or continued discussion. As of July, no approval timeline had been set.

Other agenda items

The agenda also lists a discussion of Community Development Block Grant (CDBG) program management related to federal HUD funding. No details on the funding amount or specific action were available.

The meeting is live-streamed on the city's Facebook page and available on Zoom. Recorded video is posted to the city's YouTube page after each meeting.
