Dunwoody City Council members will vote Monday, Sept. 28, on three land-use decisions, including a contested indoor pickleball facility at the Marcus Jewish Community Center of Atlanta that has drawn opposition from nearby homeowners.
The meeting begins at 6 p.m. at Dunwoody City Hall, 4800 Ashford Dunwoody Road.
MJCCA pickleball facility
The MJCCA is seeking a Special Land Use Permit (SLUP) to build a 10,500-square-foot indoor pickleball facility with four courts on its Tilly Mill Road campus, Appen Media reported. The center already operates 12 outdoor courts that opened in June 2024.
At the council's Monday, Sept. 14, public hearing, several residents of Dunwoody Glen, a 16-home subdivision next to the campus, spoke against the plan. No one spoke in favor.
One resident told the council her household endures noise for 14 hours a day from the outdoor courts. She said when leaves drop in fall, the courts are fully visible from her home, Rough Draft Atlanta reported.
Residents also said the MJCCA has violated conditions tied to the outdoor courts, including hours of operation and a required 40-foot natural buffer they say is not well maintained.
Council Member John Heneghan told MJCCA officials at the Sept. 14 hearing that neighbors say the center is hurting their quality of life. "I need to know how you're going to be a good neighbor in order for me to make a valid decision moving forward," Heneghan said.
MJCCA CEO Jared Powers said at the same hearing that the center is a good neighbor "almost always" and fixes problems when they are raised.
The proposed building would include garage-style doors that can open in pleasant weather, a feature that further concerns residents. MJCCA representative Jordan Edwards told the council the center will expand its acoustic fencing around the new building and is working with the city arborist to improve the vegetative buffer. Edwards said trees planted at the site over the summer died and will be replanted.
Council members asked for a new noise mitigation study before the Sept. 28 vote. Council Member Rob Price said he wants the MJCCA to improve vegetative screening on the south side of the property.
The Dunwoody Planning Commission unanimously approved the SLUP at its Aug. 11 meeting.
Spalding/Roberts Drive subdivision
The council will also vote on a rezoning request for three parcels on Spalding and Roberts drives from R-100 to R-60 to allow a 24-lot single-family subdivision. Only three of the 24 homes would fall within Dunwoody. The remaining 21 would be in Sandy Springs.
Developer Providence Group of Georgia LLC, represented by attorney Den Webb, said he has heard little opposition. Sandy Springs approved a similar R-60 rezoning for its portion of the project in May.
City Attorney Ken Bernard said questions about public services for the three Dunwoody homes, including education, fire rescue and sanitation, would be resolved through an intergovernmental agreement between the two cities.
No one spoke for or against the project at the Sept. 14 hearing, and council members generally expressed support. The planning commission approved the rezoning Aug. 11.
Ashford Dunwoody Road townhomes
The third vote concerns a rezoning at 4891 Ashford Dunwoody Road from Office-Institutional (O-I) to Perimeter Center (PC-3). Developer Lennar Georgia LLC proposes 33 for-sale townhomes on the 3.42-acre site, which currently houses LifeSouth Blood Bank.
The four-story townhomes would range from 2,800 to 3,000 square feet, with an elevator option in each unit. The development also includes a community common area with a fire pit and a new sidewalk and bike lane on Ashford Dunwoody Road connecting to the Ashford Dunwoody Trail.
Senior Planner Madalyn Smith said staff recommended approval with eight conditions. The planning commission unanimously recommended approval at its August meeting.
All three items received first readings Sept. 14 and are scheduled for second readings and votes Sept. 28. Residents can attend the 6 p.m. meeting at City Hall or check the city's agenda for public comment procedures.
